New Residents Welcome

Moving In - Helpful Things to Know

We know it is stressful when you are moving in and we have tried to highlight items we thought you would want to know right away. The residents handbook provides more details about these items and much more.

A. Parking:
The streets are narrow, so please make sure moving vehicles are pulled over onto one side of the road to ensure cars or any emergency vehicle can pass on the opposite side.
Be aware:
  • No parking of any vehicles on the grass at any time. Unfortunately, sprinkler heads were placed close to the road and if vehicles parked on the grass they could break the sprinkler heads. This includes golf carts and lightweight vehicles.
  • All vehicles must be parked in your garage or driveway. Covers on vehicles in the driveway are not permitted and you cannot park vehicles on the side of the street overnight.
  • If you require overnight parking beyond your personal driveway you may obtain a permit for parking at the Main Gate Front Entrance into Kings Point. See the following website for more information about overnight parking and gate policies. Gate Policies – Kings Point Sun City Center – An Active Adult Community

B. Garbage:
Hillsborough County provides a garbage and a recycle can; that should be in your home at the time of move. Please keep your garbage cans stored in your garage as keeping them outside will attract animals.
  • Garbage pickup in our neighborhood occurs on Wednesdays and Saturdays.
  • Recycling is picked up once a week on Saturday.
  • Yard Waste is picked up on Saturdays.
  • Place your garbage and/or recycle cans at the end of your drive the morning of pickup.  We recommend you do not leave your garbage cans out the night before pickup as we do have animals that may get into your garbage and make a mess for you to clean up.
  • Please make arrangements to have your garbage cans put into your garage by that evening if you are not home for any reason. For further information you may go to the Hillsborough County website: Hillsborough County - Trash & Recycling

C. Security:
Please refer to: Kings Point Security – Kings Point Sun City Center – An Active Adult Community for detailed information related to security.

D. Photo Badges:
Kings Point will issue each owner an individual photo ID badge. Residents are required to either wear their Kings Point issued ID badge or have it on them when visiting any clubhouse or using any of the recreational facilities. For more information pertaining to badges including caregiver badges and guest passes refer to: Badges and Guest Passes – Kings Point Sun City Center – An Active Adult Community

E. Security Gates:
Decals are issued for vehicles (including golf carts) owned by residents who are registered at the business office as unit owners, occupants (1 yr guests) or lessees. Bring your vehicle registration, proof of insurance and your Kings Point ID Badge to the visitors lane of the Main Gate to receive a decal.

Decals are issued daily from 3:30-9:00 p.m.

Handicapped decals are available for residents by presenting their handicap placard. Golf cart handicap decals are not valid outside of Kings Point.

F. Delivery Vehicles, contractors and guests:
As an owner you will need to call each guest, including delivery trucks or contracted staff in through security.

Kings Point Security Number is: 813-634-2063.

You will be asked for the following information:
  • Your Name and address
  • Your specific Identification Verification Code (IVC) This code is printed on the back of your photo ID and you are asked not to share this code to help keep Kings Point secure.
  • Visitor Name
  • Arrival Date
  • How many days you want this pass to be issued for
When your guest arrives they must know your address and arrive on the date you requested. If your guest misses their arrival date you must call security to update them.
